Frequently Asked Questions
How
will you be able to save my home?
We have multiple programs and methods to save your home depending on
the details of your current situation. Every person's circumstances
are unique, and you benefit from our years of experience in handling
solving many different challenges. Complete our
Questionnaire and we'll quickly yet carefully determine your
financial profile and make several recommendations on how we can help
you keep your home.
What
if I just can't find a way to keep my home?
You may find that after looking into all the options you see that
making a fresh start is the choice that makes the most sense for
you. If worse comes to worst, we try to help by offering to buy
your house for a fair price. To find out if your house qualifies for
our purchase program, click here to
complete our online Questionnaire.
How
is it possible to sell a house for less than what is owed on it?
We'll re-negotiate your loan with the mortgage company through a
process known as a short-sale opportunity, and we always utilize a
specialized attorney at our expense. It is a voluntary process by the
lender to get the loan off their books now instead of losing more
money by forcing it through the foreclosure process. We never charge
any fee to a homeowner.
Why
will a lender cooperate with a "Short Sale"?
Simple. Lenders lose money when they take a house back through
foreclosure. Holding costs, repairs, overhead expenses and
sales commissions all chip away at what is left for the lender.
With our skill and experience, we show them the benefits for them to discount,
or "short," the mortgage now and accept less the face
amount owed. Buy letting the house sell for less today the lender gets to close
their books and avoid taking a larger loss later. Short sales are a
benefit to the lender, or they would not have a history of approving
them.
I've
got one week until my house gets auctioned off. Can you help me?
Maybe. Maybe not. We can make things happen quick, yet we
still need enough time to communicate through the red tape at the
mortgage company. The sooner you let us help you, the more
likely you will save your house and avoid foreclosure. Take
action now and
fill out the online Questionnaire.
I
have been trying to get a refinance done for the past year and every
single company has turned me down. How do I know you are going
to be able to pull through for me?
We may not be able to help you get refinanced immediately. What
we can do for sure is help you map out a plan to help reestablish
your credit so you can best qualify for bank financing within a year.
I
am willing to sell my house as long as I can rent it back and buy it
back at a future date. Can you help me do that?
From what we have seen, most homeowners never get to buy their house
back and end up having to move out after having their hopes plucked
away. We may be able to buy your house if it meets our investment
criteria. To find out if your house qualifies, complete our free consultation
and put your special requirements in the comments section at the
bottom of the form. We'll take a look and get back to you with
specifics on how we can help you.
I'm
thinking about filing for bankruptcy to stop my foreclosure, but I
hear it will dramatically affect my credit. What should I do?
You're right. Outside of a foreclosure, bankruptcy is the pretty much
the worst thing you can have on your credit report. Bankruptcies stay
on your credit for up to 10 years and can prevent you from getting
any kind of loan for many years. There are many ways you can keep
your house and avoid filing for bankruptcy. Go ahead and complete our
free
consultation and let's work on a custom-tailored plan so you can
save your credit, keep your house, and gain peace of mind.
I
have thought about listing my house with a realtor. Why should
I consider your company over using a realtor to sell my house?
A realtor will only list your house and hope that someone may come
along and buy it. We may be able to help you keep your home, or
you may just want us to buy it from you directly. The greatest
benefit to you in working with us is that we can offer creative
financial options to fit your specific needs. Should you decide to
sell, we can buy your home, help you secure another place to live and
help you repair your credit at the same time. We are not realtors. We
don't want to list your house for a commission. We want to help you
keep your home if possible. If the numbers are just too heavily
stacked against you, we'll consider buying your house without any
fees or commissions. In the end, our goal is to help you move on with
your life in a positive direction.
